Standard specifications at Gap View Estates:

•  Design flexibility to create the house of your dreams from our Gap View Estates Model Home collection. Site Designed
    specifically for your building lot in Gap View Estates located in Wind Gap borough.

•  An allowance is provided to clear trees and brush as follows:

            30 ft. on either side of foundation

            40 ft. in front and in back of foundation

            25 ft. wide strip to accommodate the driveway

Adequate clearing for all utilities; sewer, water, electric, and communications

•  The driveway is a maximum of 40 feet in length and 20’ wide, with a 12 ft. x 12 ft. turn around - construction includes a
     6-inch shale sub-base with a 2 inch modified 2A stone topcoat.

•  Final Grade with materials from site, power raked, seeded and straw to stabilize all disturbed areas.

•  All excavation, inclusive of foundation, backfill, connection to all utilities and final grading around the structure, using on site
    materials. (Additional fill or topsoil will constitute an extra fee.)

•  (1) basement egress window with block retaining wall and drain.

•  Concrete Sidewalk installed from Driveway to front stairs

•  All utilities will run underground including, electric, sewer, water and communications

•  Hook up to central water and sanitary sewer system.

•  Fiber mesh reinforced 3500-PSI concrete floors on 6 mill plastic and 6” sub-base.

•  All concrete footer and foundation construction will be Model Home blueprints

•  All foundations and footers are waterproofed and insulated by a durable urethane spray foam application
    approximately 1” thick

•  Perimeter drains installed around the footer exterior and extended to daylight where possible. (No drains installed for Bi-level)

•  All aluminum gutters and leaders for roof drainage via gutter drain system and piped underground to daylight.

•  2” x 6” wood framed exterior walls and 2” x 4” wood framed interior walls, all spaced 16 inches on center.

•  High strength engineered & laminated beams, for superior weight bearing characteristics.

•  30-year “designer” roof shingles with ice shield and tarpaper underlayment.

•  Brentwood  solid color vinyl siding installed over tyvek house wrap. All exposed wood framing to be wrapped in
   aluminum, Vinyl soffit installed at all overhangs. 1x Azek PVC material used to finish garage doorjambs.

•  White colored Solid Vinyl thermo pane double hung tilt windows with screens. 

•  Shingle over ridge vent attic ventilation system.

•  Blown in fire resistant wet blanket insulation, R-19 in walls and R-38 in attic ceiling, R-30 in vaults, R-19 fiberglass
    in basement ceiling & garage walls.

•  All air infiltration passages filled with insulation foam.

•  Garage is built using 2” x 6” wood framing, R-19 fiberglass wall insulation, ceilings and walls are dry walled, spackled,
    painted and trimmed out (finished like the house)

•  Steel Insulated Garaged doors installed with garage door openers. Each opener has one transmitter per door and one
    touch pad is installed at garage entrance door.

•  Top quality bathroom fixtures: LASCO one-piece tub/shower units with glass doors, AMERICAN STANDARD toilets,
    DELTA or PEERLESS faucets, All colors and styles will be builders standard.

•  Ceramic tile floors in all bathrooms, mudrooms, entry foyer, kitchen, laundry area, hardwood in dining room and or
   Breakfast area and carpet in remainder. Tile, hardwood and carpet will be picked from Builders Standard.

•  Common use bathrooms, basement stairwells and laundry areas are insulated for sound.

•  Warm water temperance valves to eliminate “perspiring” commodes.

•  Two (2) outside frost-free hose bibs.

•  All plumbing and heating installed to IRC State building codes.

•  200-amp electric service.

•  Nu-Tone fan/light(s) in all bathrooms.

•  Two (2) exterior GFI outlets.

•  Lighting fixture Allowance of $1,200 provided to purchase all lighting fixtures and bulbs.

•  Four (4) phone jacks and Four (4) cable TV jacks located as requested by owner.

•  Allowances in the total amount of $2,500.00 for range, Refrigerator, dishwasher and microwave oven

•  HVAC: Air-to-Air Heat pump hot air Heating with central Air Conditioning

•  80-gallon quick recovery electric hot water heater.

•  Raised panel Oak Kitchen cabinets and bath vanities per blueprint layout. Kitchen includes crown molding and dovetail
    drawers. Color selected by owner.

•  Cultured marble vanity tops with integrated recessed bowls installed on all vanities. Client to select from Standard colors.

•  Laminate kitchen countertops with wood nosing to match cabinets

•  Full tile backsplash around the entire kitchen. Client to select from standard tile selections.

•  Wire closet shelves and rods.

•  Front entry door with sidelight(s) to be selected from Builders standard.

•  Builder to supply and install Kwikset exterior locksets all keyed alike

•  Six (6) panel Masonite interior doors with standard color door knobs.

•  GenStock Mainstreet•  100% polyester, 38 oz. Textured cut pile carpet installed over 7/16” 6 lbs. foam padding.

•  One base coat plus one finish coat Benjamin Moore color paint application as Follows:

•  Complete house cleaning - ready for owner(s) to move in!

•  Various Lots will accommodate walk-out basements

•  Some lots are wooded

•  All permits and engineering fees are included in price quotations.

•  Daily on the job supervision by veteran trades person(s).

•  Membership in local, state, and national building associations.

•  GDC craftsmen complete all interior carpentry tasks for exceptional quality!

•  On time construction Scheduling and delivery of your new home.
