Standard specifications at Gap View Estates:
Design flexibility to create the house of your dreams from our Gap View Estates Model Home collection. Site Designed
specifically for your building lot in Gap View Estates located in Wind Gap borough.
An allowance is provided to clear trees and brush as follows:
30 ft. on either side of foundation
40 ft. in front and in back of foundation
25 ft. wide strip to accommodate the driveway
Adequate clearing for all utilities; sewer, water, electric, and communications
The driveway is a maximum of 40 feet in length and 20’ wide, with a 12 ft. x 12 ft. turn around - construction includes a
6-inch shale sub-base with a 2 inch modified 2A stone topcoat.
Final Grade with materials from site, power raked, seeded and straw to stabilize all disturbed areas.
• All excavation, inclusive of foundation, backfill, connection to all utilities and final grading around the structure, using on site
materials. (Additional fill or topsoil will constitute an extra fee.)

White colored Solid Vinyl thermo pane double hung tilt windows with screens.
Shingle over ridge vent attic ventilation system.
Blown in fire resistant wet blanket insulation, R-19 in walls and R-38 in attic ceiling, R-30 in vaults, R-19 fiberglass
in basement ceiling & garage walls.
All air infiltration passages filled with insulation foam.
Garage is built using 2” x 6” wood framing, R-19 fiberglass wall insulation, ceilings and walls are dry walled, spackled,
painted and trimmed out (finished like the house)
Steel Insulated Garaged doors installed with garage door openers. Each opener has one transmitter per door and one
touch pad is installed at garage entrance door.
Top quality bathroom fixtures: LASCO one-piece tub/shower units with glass doors, AMERICAN STANDARD toilets,
DELTA or PEERLESS faucets, All colors and styles will be builders standard.
Ceramic tile floors in all bathrooms, mudrooms, entry foyer, kitchen, laundry area, hardwood in dining room and or
Breakfast area and carpet in remainder. Tile, hardwood and carpet will be picked from Builders Standard.
Common use bathrooms, basement stairwells and laundry areas are insulated for sound.
